

Guide: Title Deeds for Foreign Buyers

On July 1, 2026, new and stricter legislative amendments regarding title deeds will come into force (according to Prop. 2025/26:106), which will significantly impact foreign buyers. The primary purpose of these new rules is to counteract fraud and money laundering by introducing a strict identity requirement when applying for a title deed (lagfart) with Lantmäteriet (the Swedish Mapping, Cadastral and Land Registration Authority).
Here is a step-by-step guide on how foreign buyers (both private individuals and legal entities) must proceed after July 1:
The Most Crucial New Requirement: Coordination Number (Samordningsnummer)
Previously, foreign buyers who lacked a Swedish personal identity number (personnummer) could apply for a title deed simply by providing their date of birth. This is no longer possible for purchase contracts signed on or after July 1, 2026.
- Private Individuals: Must provide either a Swedish personal identity number or a Swedish coordination number (samordningsnummer) in the title deed application.

- Legal Entities (Foreign Companies): Must provide a Swedish corporate identity number (organisationsnummer) and be registered in the register of beneficial owners (verklig huvudman) with Bolagsverket (the Swedish Companies Registration Office) if they are subject to reporting requirements.

Important: If a coordination number or corporate identity number is missing from the application after July 1, Lantmäteriet cannot grant title deeds. The case will then be declared dormant (vilande), which results in extra processing times and fees.
How the Buyer Obtains a Coordination Number
If the buyer does not already have a coordination number, they must apply for one through Skatteverket.
- The fastest method is usually to use Skatteverket’s e-service for coordination numbers for individuals. (Link: https://www.skatteverket.se/privat/folkbokforing/samordningsnummer)
- Because it takes time to have the number issued, the process should be started as soon as possible in connection with the property transaction (preferably as early as the signing of the contract).
Other Documents Still Required for Foreign Citizens
In addition to the new coordination number requirement, the foreign buyer must attach the following documents to Lantmäteriet:
- The Original Purchase Document: The purchase contract (köpekontrakt) or bill of sale (köpebrev) must be signed in writing by both the buyer and the seller. Note: Electronic signatures via BankID or equivalent are not valid for property transfers in Sweden . The seller's signature must also be witnessed by two people.
- Marital Status Certificate: An official document from the buyer's home country (equivalent to a population registration certificate) showing the buyer's marital status (single, married, or divorced) at the time of the purchase. If obtaining such a document is impossible, a person who knows the buyer well can confirm the marital status in writing.
- Potential Consent: If the buyer is married (or recently divorced), consent or documentation proving that the property is to be individual property (enskild egendom) may be required in certain cases, depending on the home country's matrimonial property laws and how the assets are to be registered.
Submitting the Application
Just as before, the application must be submitted within three months of the transfer.
- Via Broker/Bank: The absolute most common and smoothest method is for the buyer's bank or real estate agent to handle the title deed application digitally in connection with the closing and final payment. They will then ensure that the coordination number is included in the system.
- Via Paper Form: If the buyer applies themselves, they must fill out Lantmäteriet's form "Ansökan om lagfart" (Application for Title Deed)—where the coordination number is now a mandatory field for anyone lacking a personal identity number—and send it by post along with the original documents.

Transitional Regulations – Which Date Counts?
It is the date on which the purchase contract is signed that determines whether the new rules apply.
- If the purchase contract was signed before July 1, 2026, the old rules apply (the date of birth is sufficient). If the application is submitted after July 1 for such an older purchase, a copy of the purchase contract must be sent along to prove to Lantmäteriet that the acquisition took place before the legislative change.
- If the contract is signed on July 1, 2026, or later, a coordination number is an absolute requirement.
